Local developers Matt Schulte and Mike Folz have officially broken ground on the Romarco Road Business Park in Morganton, marking a significant step forward for the city's commercial landscape. The project is designed to fill a specific gap in the local market by offering affordable and flexible commercial spaces tailored to small businesses.
The new park aims to provide an entry point for entrepreneurs and growing companies that often struggle to find suitable, cost-effective space in the area. Unlike larger industrial complexes, the units at Romarco Road will be built with smaller footprints and adaptable layouts. This allows tenants to scale their operations without being locked into long-term leases for excessive square footage.
Schulte and Folz emphasized that the development is a direct response to demand from local business owners who need room to grow but cannot afford the premium rates of traditional office or retail locations. The park is expected to include multiple standalone buildings with shared infrastructure, reducing overhead costs for each tenant.
Construction is now underway, with the first phase of the business park projected to open in the coming months. City officials have expressed support for the project, noting that it aligns with Morganton's broader economic development goals by fostering homegrown businesses and creating new job opportunities within the community.
